Project Description:
I am looking for a skilled architect, engineer, or space planner to optimize the internal layout of a residential building. The project is currently in the preliminary design phase and has not yet been built, giving you plenty of room for creativity.

The Objective:
The attached floor plan currently features 5 independent units/rooms with en-suite bathrooms. My goal is to redesign the internal space to successfully accommodate 6 units/rooms within the exact same building footprint.

Design Guidelines & Constraints:

Total Internal Freedom: You can completely rearrange the internal layout, move walls, and shift spaces as you see fit, provided you stay within the building's main envelope (delineated by the light blue perimeter line in the attachment).

Mandatory Lightwells/Recesses: The current design includes indentations/recesses (internal lightwells) used to provide natural light and ventilation. These cannot be eliminated due to strict local urban planning regulations, which forbid opening windows directly on the external boundary walls. However, you are entirely free to move, resize, or reshape these recesses to make your 6-room layout work.

Future-Proofing Requirement (Crucial):
To anticipate future real estate market changes, the new layout must be designed with long-term flexibility in mind. The design should allow for a future, low-cost remodeling phase (minimal demolition and plumbing adjustments) to convert the 6 individual rooms into either:

3 One-Bedroom Apartments (Italian Bilocali: 1 living area/kitchen + 1 bedroom + 1 bathroom)

2 Two-Bedroom Apartments (Italian Trilocali: 1 living area/kitchen + 2 bedrooms + bathrooms)
