I need a professional architect / urban designer to develop a 2D master plan for a mixed-use project on a 7.8 ha plot.
The project must be based on the provided PDF/DXF urban plan and must strictly respect:
- the exact ZPU project boundary / site limits;
- the existing road structure;
- the blue vehicular circulation axes;
- the yellow pedestrian axes;
- the main entrance from the roundabout / main boulevard side;
- COS / footprint target maximum 50%;
- open / landscaped space around 50%;
- maximum height concept up to GF+6.
Project vision:
Create a premium open-air mixed-use lifestyle destination, not a closed mall and not a basic residential compound.
Program to include:
- residential GH buildings;
- a central commercial pedestrian alley;
- shops, cafés, restaurants and services facing the alley;
- office plates / office buildings behind or above the commercial frontage;
- landscaped public spaces;
- private or semi-private residential gardens;
- one swimming pool area for each residential GH cluster;
- underground or semi-underground parking;
- controlled vehicle circulation.
Required master plan logic:
1. A strong central pedestrian commercial alley crossing the project.
2. Retail and F&B on both sides of the central alley.
3. Office plates positioned behind or above the commercial frontage.
4. Residential GH buildings distributed around the commercial core with more privacy.
5. Each residential GH cluster must have its own pool and landscaped courtyard.
6. Vehicle circulation must remain peripheral / controlled, following the existing blue axes.
7. The central heart must remain pedestrian.
8. The plan must clearly separate public, semi-public, office, residential and service areas.
Architectural style:
Modern high-end Moroccan-inspired mixed-use district:
- warm beige stone / mineral tones;
- glass façades for offices and retail;
- deep balconies;
- pergolas;
- brise-soleil;
- green terraces;
- rooftop gardens;
- subtle Moroccan / Arabesque screens;
- palm trees;
- water features;
- shaded pedestrian spaces.
Deliverables required:
1. Clean 2D/RVT architectural master plan over the provided PDF/DXF base.
2. Clear zoning plan with colors and legend.
3. Circulation plan: vehicles, pedestrians, service, parking access.
4. Land-use schedule with approximate areas and COS calculation.
5. Building labels: residential GH, retail, offices, plazas, pools, landscape, parking access.
6. Optional: simple massing diagram showing GF+4 to GF+6 distribution.
Important:
This must be a serious architectural/urban planning study, not an AI-generated fantasy image. The freelancer must work directly from the PDF/DXF and respect the actual site boundary and axes.
