I have a draft lease for a small industrial unit in Basingstoke in UK so you must be experieced with Uk law that needs a thorough legal review and, where necessary, direct negotiation with the landlord’s solicitor. The space was formerly fitted out as a lab/clean-room; Annex C currently makes my company liable for reinstating the entire fit-out at lease end. In reality we intend to keep the HVAC/air-conditioning, kitchenette, and much of the existing ceilings and electrics, so the documentation must reflect that intention.

Your brief is to:
• Limit or remove any obligation to reinstate the retained elements, and narrow Annex C so only unwanted works are covered.
• Add a robust schedule of condition to lock in the unit’s current state.
• Review and, if needed, renegotiate the break clause to ensure it is exercisable without hidden penalties.
• Minimise exposure to dilapidations and scrutinise any service-charge wording for unusual liabilities
Liase with their lawayer to agree final contract.
Expected deliverables:
1. A red-lined lease showing proposed edits.
2. A concise negotiation note for the landlord’s solicitor.
3. A short report summarising key risks, recommended actions, and any residual liabilities.
Please confirm your estimated fixed fee (or fee range) and typical turnaround once I email the lease, heads of terms, and photos.
