I am adding a full second-story extension onto my existing warehouse office to gain extra square footage dedicated to additional office space. The new level will be laid out as private offices rather than an open-plan floor, so the design must give each room natural light, acoustic privacy, and efficient circulation.
Within this upstairs suite I also need three supporting facilities integrated seamlessly into the plan:
• Restrooms sized and plumbed for daily staff use
• A compact yet functional kitchenette
• One conference room large enough for team meetings and client visits
Everything must tie structurally into the current timber-framed warehouse, meet local building codes, and align with commercial accessibility standards.
Deliverables
1. Concept sketches that show overall massing, entrance ties to the existing stair/core, and preliminary furniture layouts for each private office.
2. Full architectural drawings (plans, elevations, sections) ready for permit submission, including restroom, kitchenette, and conference room details.
3. Structural framing plans and calculations confirming the second story’s load paths into the existing column grid.
4. MEP coordination notes to illustrate plumbing runs for restrooms and kitchenette, plus HVAC and electrical routing.
5. 3D visualizations or renderings that help stakeholders understand look, feel, and spatial flow.
Acceptance Criteria
• Drawings meet the current International Building Code and any local amendments.
• Private offices achieve a minimum 40 STC acoustic rating.
• Conference room comfortably seats 10 and supports standard AV equipment locations.
• Kitchenette includes sink, counter, under-counter refrigerator, and upper cabinets within a compact footprint.
• All files supplied in editable CAD (DWG or RVT) and PDF formats.
