I have an existing single-story attached garage and am ready to add a full second-story over it that will house two new bedrooms. The rooms will be accessed through a short hallway that ties into the current second-floor landing of the main house. A preliminary plan is attached; what I now need is a complete, permit-ready drawing package that translates that concept into buildable reality.
What you'll do:
• Provide dimensioned floor plans, exterior elevations, building sections, window/door schedules, and all relevant construction notes.
• Deliver files in PDF for permitting plus editable CAD (DWG/DXF) for my builder.

Scope
• Refine the attached layout into traditional-style architecture that blends seamlessly with the house.
• Specify a stucco exterior finish and an asphalt-shingle roof, matching profiles, colours, and trim details to the existing façade.
• Provide dimensioned floor plans, exterior elevations, building sections, window/door schedules, and all relevant construction notes.
• Include structural framing plans for floor, walls, and roof, sized for typical U.S. residential loads (or advise if additional data is required).
• Deliver files in PDF for permitting plus editable CAD (DWG/DXF) for my builder.
Acceptance Criteria
1. Drawings must satisfy local residential code (IBC/IRC 2018 or newer—please confirm if another edition applies).
2. All details coordinate: floor-to-ceiling heights, header sizes, and tie-in points at the existing structure.
3. Final set ready for engineer’s stamp and municipality submission without further redlining.
If you have experience integrating new loads onto older framing, especially over garages, and can turn the attached concept into a polished, code-compliant set, I’d like to work together.
