The current floor plan for my two-level metal building is sketched out in a PDF, but it still feels rough. I want that layout taken to the next level so the space works equally well for my home-based business and for personal life. I don't need furniture placed on the drawing.

My design seems ok, I'd love some imput/ideas
Business priorities
• A clearly defined, efficient dedicated office space on the main level
• Adequate, well-placed storage that keeps inventory and files out of living areas
Personal priorities upstairs (or wherever makes best sense)
• A small gym that supports free weights and a treadmill
• A cozy home theater zone with good sightlines and sound isolation
• An additional flexible office/creative nook for personal projects
What I need from you
1. A re-worked floor plan delivered as an annotated PDF (DWG or SketchUp file welcomed as a bonus) that shows room sizes, circulation paths, and furniture blocks.
2. Quick rationale notes explaining why key walls or zones moved so I can justify any changes to the builder.
3. At least one alternative layout if the primary concept requires major structural changes.
I’ll provide the existing PDF, rough measurements, and photos of the shell once we start. The design must respect the metal structure’s column grid and the built-in staircase position; everything else is open to improvement.
Success is a plan that feels balanced, keeps work visible but contained, and lets me relax upstairs without tripping over boxes from the business.
