Freelancer Client is hiring: Modify 2D Floor Plan.
Location: Remote
Modify an existing 1,560 sq ft single-storey floor plan. I will provide the existing floor plan as a screenshot. The footprint and exterior walls stay the same — modifications are interior only.
I'm a business owner and contractor with 45 years in the trade. I'll know what I'm looking at when I review your work. I value clear communication, on-time delivery, and a designer who asks intelligent questions rather than guessing.
Long rectangular single-storey, approximately 60' x 26'. From left to right: Bedroom 1 (top), Bedroom 2 (bottom), Jack & Jill bathroom between them, laundry room, open kitchen/dining/living, powder room (top right), primary bedroom (bottom right) with walk-in closet and ensuite.
Remove the Jack & Jill bathroom entirely. Combine that space with Bedroom 1 (top left) to create one larger room of approximately 140 SF. This room will be labelled "Gym / Office" on the new plan.
Keep Bedroom 2 (bottom left) as a bedroom. Roughly unchanged in size and position.
Convert the existing powder room (top right, off the living area) into a full bathroom. Expand it by absorbing the primary bedroom's walk-in closet space. The new full bathroom will serve the gym/office, Bedroom 2, and guests using the living area. Include a toilet, vanity, and a tub/shower combination.

Existing layout (to be modified):
Long rectangular single-storey, approximately 60' x 26'. From left to right: Bedroom 1 (top), Bedroom 2 (bottom), Jack & Jill bathroom between them, laundry room, open kitchen/dining/living, powder room (top right), primary bedroom (bottom right) with walk-in closet and ensuite.
Required modifications:
Remove the Jack & Jill bathroom entirely. Combine that space with Bedroom 1 (top left) to create one larger room of approximately 140 SF. This room will be labelled "Gym / Office" on the new plan.

Primary bedroom keeps its existing closet on the far right wall. No new closet construction needed. The walk-in closet that was between the bedroom and ensuite is gone (absorbed by the expanded bathroom in modification 3 above).
Split the existing laundry room (84 SF) into two rooms:
Front portion: laundry room (approximately 34 SF), entered from the existing hallway door. Washer/dryer on the left wall, a small closet on the right wall.
Rear portion: mechanical room (approximately 50 SF), entered through a new door at the back of the laundry. This room will house boiler, hot water tank, HRV, electrical panel, and water treatment equipment.

9' flat ceilings throughout
Cathedral vault over the living area only — approximately 14' ridge height above finished floor
6:12 gable roof, running the long axis of the building
12" or 16" eave overhangs

Wood-burning stove location in the living area (existing on the plan)
South-facing window placement for passive solar
Final room count:
1 primary bedroom with ensuite + existing closet
1 guest bedroom (Bedroom 2)
1 gym/office (former Bedroom 1 + former Jack & Jill bathroom)
1 full bathroom (former powder room + former walk-in closet)
1 laundry room
1 mechanical room
Open concept kitchen / dining / living with cathedral vault
Mudroom or covered entry (use designer's judgement on placement)
Deliverables required:
2D dimensioned floor plan showing the modified layout (PDF + DWG)
4 exterior elevations: front, rear, left, right (PDF + DWG)
1 building section showing the cathedral vault transition over the living area (PDF + DWG)
3D rendered floor plan view OR exterior 3D render for visualization (your choice)
All in imperial units (feet and inches), not metric
