I’m refreshing a residential bathroom and need a full working design that meets current Australian Standards (NCC, AS 3500 plumbing, AS 3000 electrical). The look is modern and minimalist, but every millimetre has to function flawlessly—especially the layout, plumbing/fixtures, and lighting.

• A concise compliance summary so my builder can lodge it with council if needed

Here’s what I’m after:
• Dimensioned floor plan and elevations that optimise space and traffic flow
• Plumbing and fixture schedule with pipe sizes, fall requirements and clear AS 3500 notes
• Lighting and power plan showing compliant switch, GPO and IP-rated fitting locations (AS 3000)
• Brief material/finish palette that supports the minimalist aesthetic
• A concise compliance summary so my builder can lodge it with council if needed
PDFs for tender plus editable CAD (AutoCAD/Revit/SketchUp) files are ideal. If you’ve delivered Australian-compliant residential wet areas before, I’d love to see a sample set. Let’s create a clean, code-ready package that makes construction straightforward.
